APPRAISER BOARD HOLDING FORUM
AUSTIN (talcb.state.tx.us) – The Texas Appraiser Licensing and Certification Board will hold a public forum providing an opportunity for its licensees and the public to make recommendations on the development of its strategic plan for fiscal years 2007–11 which will be held Feb. 10 at 2 p.m. at 1101 Camino La Costa.

New Salesperson Application Requirements
To file a Texas real estate salesperson application on or after January 1, 2006, applicants must have completed 150 classroom hours of core real estate courses and 60 related (or core hours) for a total of 210 classroom hours. This is an increase of 30 core hours over the education requirement prior to January 1, 2006.
New SAE Requirements
A salesperson who files an application on or after January 1, 2006 will be required to have a total of *270 classroom hours by the end of their 1St year of licensure. Once the 270 hours are completed they will have satisfied the SAE requirements and will fall under Mandatory Continuing Education (MCE) requirements.
*The 270 classroom hours are composed of the following: 210 hours for pre-licensure requirements - including 60 hours in Principles of Real Estate; 30 hours of Law of Agency; 30 hours in Law of Contracts; 30 additional core hours; and 60 related or core hours. By the end of the 1St year a sales agent must complete an additional 60 hours in core real estate classes for sales annual education.
Salesperson Annual Education (SAE) Requirements
For Those Applying On or After January 1, 2006
A Salesperson is required to have completed a total of 18 semester (270 classroom) hours of education, at least 14 semester (210 classroom) hours of which must be in core real estate courses, by the end of their first year of licensure. On the chart below, one can see that 150 of those classroom hours in core real estate courses are to have been completed before the application for the Salesperson license is made (and may be filed along with the application). Please note that this means only 4 additional semester (60 classroom) hours in core real estate courses are required to be filed during the first year as a licensed Salesperson. These hours are known as SAE, or Salesperson Annual Education. These 60 additional classroom hours in core real estate for the SAE must be submitted and on the TREC system by the end of the first year of licensure.

For Those Who Applied Prior to January 1, 2006
A Salesperson is required to complete a total of 18 semester hours (270 classroom hours) of education by the end of their third year of licensure. At least 14 semester hours (210 classroom hours) of the 270 classroom hours must be in core courses. This education is referred to as Salesperson Annual Education (SAE).
At the end of the first year records must contain a minimum of 150 core classroom hours and 60 related, MCE or core classroom hours, totaling 210 classroom hours.
At the end of the second year records must contain a minimum of 180 core classroom hours and 60 related, MCE or core classroom hours, totaling 240 classroom hours.
At the end of the third year records must contain a minimum of 210 core classroom hours and 60 related, MCE or core classroom hours, totaling 270 classroom hours.
When the SAE requirements have been met, the Salesperson will be given a two year license at their next license renewal, as they will then be under Mandatory Continuing Education (MCE) requirements for each successive renewal period (please note that once under MCE requirements, renewal periods last two years). The Salesperson under MCE requirements will be required to submit 9 classroom hours of MCE electives; 3 classroom hours in TREC's required Legal Update course; and 3 classroom hours in TREC's required Ethics MCE course (totaling 15 MCE classroom hours).

FINGERPRINTS NOW REQUIRED BY TREC TO RENEW YOUR LICENSE!
If your renewal is filed on or after January 1, 2008, you are required by law to have your fingerprints on file with the Department of Public Safety for TREC.
Fingerprint Requirements (and FAST Print Pass)
A recently enacted law (HB 1530, 80th Legislature, regular session) requires any person applying for or renewing a broker or salesperson license on or after January 1, 2008 to provide their fingerprints, in a specified format, in order to enable an FBI criminal background check to be performed.

Fast Facts on the Fingerprint Requirement
- Fingerprints that an applicant or licensee may have submitted for any other reason, such as previous employment or for a state issued license, will not be acceptable for TREC licensure.
- You will need to schedule your fingerprint appointment on the web or by telephone.
- The fingerprints must be in the FBI’s required format and must be taken at an authorized DPS site. Currently, there are 70 locations statewide where electronic fingerprints can be taken.
- If you are renewing your license, you should get your fingerprints taken at least ten (10) days before your license expiration date to avoid any renewal delay and assure continued licensure.
- If you have received a renewal card referencing the FAST Print Pass form, you can renew your license without getting fingerprinted if you renew prior to January 1, 2008.
- The FAST Print Pass form for electronic fingerprinting be available January 1, 2008.
