APPRAISER BOARD HOLDING FORUM

AUSTIN (talcb.state.TX.us) – The Texas Appraiser Licensing and Certification Board will hold a public forum providing an opportunity for its licensees and the public to make recommendations on the development of its strategic plan for fiscal years 2007–11 which will be held Feb. 10 at 2 p.m. at 1101 Camino La Costa.

Individuals may submit written comments and recommendations to TREC Commissioner Wayne Thorburn, Texas Appraiser Licensing and Certification Board, P.O. Box 12188, Austin, TX 78711-2188.

New Salesperson Application Requirements
To file a Texas real estate salesperson application on or after January 1, 2006, applicants must have completed 150 classroom hours of core real estate courses and 60 related (or core hours) for a total of 210 classroom hours. This is an increase of 30 core hours over the education requirement prior to January 1, 2006.


New SAE Requirements
A salesperson who files an application on or after January 1, 2006 will be required to have a total of *270 classroom hours by the end of their 1st year of licensure. Once the 270 hours are completed they will have satisfied the SAE requirements and will fall under Mandatory Continuing Education (MCE) requirements.

*The 270 classroom hours are composed of the following: 210 hours for pre-licensure requirements - including 60 hours in Principles of Real Estate; 30 hours of Law of Agency; 30 hours in Law of Contracts; 30 additional core hours; and 60 related or core hours. By the end of the 1st year a sales agent must complete an additional 60 hours in core real estate classes for sales annual education.

Pre-License Education Requirements -
Salesperson & Broker Applicants


Salesperson -
To be eligible to apply for a salesperson license, an individual must have completed 150 classroom hours of core real estate courses and 60 related (or other core real estate) hours for a total of 210 classroom hours.

Education Requirement
Before applying for a real estate Salesperson License, an individual must  first furnish the Commission satisfactory evidence of successfully completing the following education:

  • Principles of Real Estate core real estate course [60 classroom hours]
  • Law of Agency core real estate course (30 classroom hours)
  • Law of Contracts core real estate course (30 classroom hours)
  • An additional core real estate course (30 classroom hours)
  • Another four semester (60 classroom) hours in core courses or in related courses acceptable to the Commission

Evaluation of Education Documents
Evidence of successful completion shall be presented via credit transcript or certificate prior to filing an Application for Inactive Salesperson License form. DO NOT submit original transcripts and/or course completion certificates. Keep the originals for your personal files and send photocopies to the Commission. See the next requirement below for evaluation of education documents.

To obtain an evaluation of your education documents submit the form, Request for Evaluation of Education Documents.

A fee of $20.00 is required for the evaluation of education documents for the purpose of determining if education requirements have been satisfied. This fee is good for one year.

After you have met the education requirements you will receive an evaluation letter from the Commission attesting to satisfaction of all education requirements. The evaluation of education documents must be performed before the application can be filed. Please allow at least ten (10) business days for processing.

Individual Broker -
To be eligible to apply for a broker license, an individual must have completed 270 classroom hours of core real estate courses and 630 related hours.

Education & Experience Requirement

  • To be eligible to apply for a real estate Broker License, an individual must  first furnish the Commission satisfactory evidence of successfully completing the following:
  • Not less than two (2) years active experience in Texas as a licensed real estate salesperson or broker during the 96 month period immediately preceding the filing of the application; or
  • If licensed as a broker in another state, not less than two (2) years active experience as a licensed real estate salesperson or broker during the 36 month period immediately preceding the filing of the application.
  • 270 classroom hours of core real estate courses.
  • An additional 630 classroom hours in related courses acceptable to the Commission.

Corporate or LLC Broker -
No education requirement, but designated officer must be an individually licensed active Texas real estate broker.
