ACE required for CERTIFIED and LICENSED real estate appraisers (i.e., Certified General, Certified Residential, State Licensed, and Provisional Licensed):
28 hours of acceptable ACE courses, which must include a course devoted to USPAP with a minimum length of 7 classroom hours.
2 year license/certification.
ACE must be taken within two years prior to the current expiration date of the certification or license being renewed.
To be acceptable for ACE, and MCE course must be devoted to AQB acceptable topics and specifically approved by the TALCB.
Asset Management
Asset Management is the term used for the decision-making process involved in maximizing returns on real property investments. This process includes such decisions as whether to renew a lease for a tenant, purchase or lease more assets, improve, sell, or rent one’s current assets, etc. The asset manager must be aware of market trends and indicators and must be able to accurately predict the cash inflows and outflows of holdings. This module provides an introduction to the basics of asset management. It introduces the student to the key ideas and concepts of management as well as the techniques a manager will use to evaluate the market and evaluate the financial impact of alternatives in order to make properly informed decisions. The student will learn how to handle not only well-established properties, but distressed properties as well. We will also give instructions on how to successfully market a revenue-increasing strategy
Fair Housing
All Americans have the right to attempt to purchase, rent, or finance housing for themselves in the location of their choosing, regardless of their gender, religion, handicap, color, race, national origin or familial status. To help ensure that no one is deprived of this right, Congress passed the federal Fair Housing Act in 1968.
Texas has the Texas Fair Housing Act, which closely parallels the Federal Fair Housing Act. The Texas Fair Housing Act created the Texas Commission on Human Rights. It is the job of this commission to handle fair housing complaints in a timely manner. Real estate professionals in Texas are required to pledge to uphold a set of ethical standards defined in the Texas Real Estate Commission Code of Ethics, including prohibitions on discriminatory practices. The Code of Ethics protects ancestry as a class in addition to the seven federally protected classes.
This Fair Housing Course utilizes interactive technology and audio in an appealing way to facilitate the learning of the fair housing laws in Texas.
Residential Real Estate Financing

COURSE DESCRIPTION:
This course provides an introduction to residential real estate finance, including information on the underwriting process for FHA, VA, FNMA & FHLMC loans. In this course the student will learn the basics of the different types of loans available and the advantages and disadvantages of each; loan applications; appraisals; escrow; titles; and credit reports, including qualifying for loan amounts and verifying income and assets. The student will also learn how to calculate loan amounts, estimate monthly payments from property taxes, hazard and mortgage insurance, qualifying ratios and income.
